Gas safety

The legal duty
The responsibility sits with you rather than the tenant, and it does not transfer to a letting agent unless your agreement with them says so in writing.

Lazy yellow or orange flames where they should be crisp blue, sooty or black marks around an appliance, a pilot light that repeatedly goes out, and more condensation than normal in the room.

Landlords. Every gas appliance and flue in a rented property must be checked by a Gas Safe registered engineer every 12 months and a record issued. The tenant gets a copy within 28 days, and a new tenant gets one at the start of the tenancy. Owner-occupiers are not legally required to have one.
The same 12-month duty applies, but there are usually more appliances, more tenants and harder access, and HMO licensing conditions from the council may add their own requirements on top. Practically it means booking earlier and planning access properly, which is most of the battle.
That each appliance burns correctly and suits the space, that the flue clears the products of combustion, that ventilation is adequate, that safety devices operate, and that nothing is escaping anywhere on the installation. It is a safety check, not a service — different jobs, though we do both in one visit.
It gets classified by how dangerous it is. Anything Immediately Dangerous or At Risk is turned off with permission and labelled, which is what the warning notice in our gallery is. You get told exactly what was found, what the classification means and what it takes to put right.
Yes, and it is usually easier for everybody. Tell us how many and roughly where and we will schedule them together rather than treating each as a separate call-out.
Common, and frustrating, because the duty stays with you. Document every attempt in writing. We can work evenings or weekends and can attend with an agent or with keys. If it stays blocked, your written record of reasonable attempts is what protects you.
The certificate is issued on the visit and emailed the same day. Booking the visit depends how busy we are, so around student changeover in June and July, give as much notice as you can.
